Sustainable Investment

Sustainability is a core consideration of our investment process. We evaluate potential investments through a lens that incorporates environmental, social, and governance factors.
This includes ensuring responsible land use and development, assessing environmental impacts during planning, and applying governance frameworks that support transparency and accountability.
These principles guide our commitment to building long-term value while remaining mindful of our responsibility to minimise the environmental impact of the properties in our funds under management, while maximising opportunities to generate positive outcomes.
With more than 70% of our funds formed through the purchase of existing properties, we undertake detailed assessments of these assets, including environmental and sustainability factors from the outset.
Our due diligence process includes identifying ongoing opportunities post-acquisition to improve asset performance, focusing on cost efficiency, energy efficiency, and waste reduction, alongside broader sustainability factors. Some examples of these initiatives include:
Sustainable design and solar power
Our residential developments consistently incorporate passive solar design principles, including optimal orientation, cross-ventilation, thermal insulation and solar power. Beyond compliance, Westbridge actively pursues initiatives that reflect Green Star equivalency, even where formal certification is not sought.
Heritage and cultural collaboration
Through collaboration with the Regal Theatre Foundation and the City of Subiaco, Westbridge is delivering a landmark outcome for the State heritage-listed Regal Theatre in Subiaco, WA, that enhances both the built form and the cultural fabric of the precinct.
This collaborative model was praised by the City of Subiaco’s Design Review Panel, which awarded the project an “exemplary design” rating and supported a performance-based planning uplift in recognition of the community and heritage benefits delivered.

Photovoltaic power
We partnered with the tenant during lease renewal to deliver an 80kW solar system at our industrial property in Virginia, QLD. This initiative supports the tenant’s carbon reduction targets while providing long-term energy cost efficiencies and adds value to the fund, demonstrating our commitment to collaborative, sustainable asset management.
Services upgrade
When equipment reaches the end of its life cycle, we explore opportunities to install more energy-efficient units. A recent successful example was identifying the potential to reduce the air-conditioning plant size by 33% when replacing older units, through the installation of modern, higher-efficiency systems at our asset in Larapinta QLD.
End-of-trip facilities
Westbridge transformed an underutilised basement store in an office building in West Perth into a premium-grade End-of-Trip facility. This investment significantly enhances amenities for staff who choose to run, cycle, or walk to work, supporting healthier, low carbon commuting options, and improving the overall appeal of the building.

Refuse
We have successfully reduced waste volumes by 63% at a recently acquired shopping centre in NSW. This achievement was driven by targeted education on recycling and waste separation, improved signage, and proactive engagement with onsite users. Additional measures included securing the refuse facility, installing CCTV to prevent misuse and illegal dumping, and introducing reporting and penalty systems. These initiatives not only cut waste significantly but also delivered substantial cost savings for both the centre and its tenants.
Minimising water use
We are committed to reducing water consumption across our portfolio by focusing on efficiency and proactive leak detection. High-use tenants are supported through sub-metering, where possible, enabling targeted monitoring, fair billing, and greater accountability.
Thermoshield paint
At our Murrumba Downs, QLD shopping centre, we addressed an excess roof heat issue that was placing strain on the air-conditioning systems by applying Thermoshield reflective paint, which significantly reduced roof surface temperatures, improved energy-efficiency and lowered cooling demand across the centre.
Electric vehicle charging points
We are actively reviewing our shopping centre portfolio and exploring the integration of electric vehicle charging stations to support the transition to cleaner transport and meet the rising demand.

Our employees have for a number of years, had access to an Employee Assistance Program enabling our team to access employer-funded psychology sessions. Prior to the pandemic, we invested in IT systems to enable our employees to work from home. We have extended this facility and now operate under a flexible, hybrid work model. Employees also accumulate additional days of annual leave based on their tenure with the company. This system ensures that those who have devoted time and energy to our shared vision are granted additional time to rejuvenate, spend time with loved ones, or pursue personal passions.

Through their partnership with the Salvation Army, Westbridge incorporates fundraising efforts throughout the year while our team members are frequently found volunteering their time and expertise with the Salvation Army, underscoring our hands-on approach to charity and our deep-rooted belief in direct community engagement.
