Our investment approach
Westbridge Funds Management is a Western Australian owned company specialising in the acquisition and management of property investments through unlisted commercial property funds (which are similar to property syndicates).
Our investment philosophy is centred on our holistic approach to our funds’ performance. While our acquisition strategies have been refined over decades of experience, our proactive management and leasing expertise ensure we are maximising investor returns at every stage.

Superior buying
We believe that the first step to owning superior investments is superior buying. We leverage our in-depth understanding of the commercial property market and extensive industry networks to identify best-in-class opportunities for our investors. Our rigorous due diligence process ensures each investment meets our high standards, minimising risks and maximising potential for long-term success.

Unlocking potential
Our in-house funds management and commercial leasing teams work together to leverage their expertise and actively unlock the potential of each investment. Through considered tenant management, strategic lease renegotiations, and market-driven repositioning, we focus on maximising income streams and creating long-term value for our investors.

Dedicated client support
We understand that regular, transparent communication is critical in delivering the best experience for our clients. As a Westbridge investor, you’ll benefit from personalised service, regular updates on your investment, and dedicated support from our Key Relationships team – ensuring you’re kept informed on your investment every step of the way.

Indicative Average Annual Total Return of Active Funds*
*Figures as at March 31, 2026. The Average Annual Total Return is indicative only, based on weighted average unit price at issue. The capital value is based on the most recent Unit price. The capital value will not be realised unit the asset(s) are sold. Unit prices are calculated quarterly in accordance with the Funds unit pricing policy. Distributions include distributions paid per unit since inception for an initial Investor. All returns are net of management fees, but are before, sales fees, and associated costs in winding up the Fund (unless the Fund strategy is to divest in the next 12 months). Why invest with Westbridge

Monthly income
Income distributions from our commercial property investment funds are paid monthly, enabling our investors to benefit from a regular passive income stream. Our careful asset selection, expert tenant management and proactive leasing strategies ensure a consistent focus on maximising investment cashflow.

Market expertise
We focus on sectors and properties with strong fundamental growth attributes. Using our in-depth understanding of market trends, we identify assets with potential to outperform when it comes to both income and capital returns.

Access to high-quality assets
Our commercial property funds provide access to large-scale, investment-grade assets that are often out of reach for individual investors. Many of these opportunities are sourced off-market through our extensive industry networks.

Expert management
Our property experts have decades of experience in the acquisition, leasing and management of commercial assets through managed property funds. This specialist expertise enables us to act decisively on opportunities and risks across our portfolio to maximise end results for our investors.

Tax-deferred distributions
Our commercial assets often come with depreciation benefits. This allows for tax-deferred income on investor distributions, which can help to increase after-tax cash flow and maximise long-term gains for investors.

Portfolio diversification
We take a national approach to our acquisition strategies, with our funds covering a broad range of high-performing sectors. This provides our investors with the opportunity to strengthen their portfolio through diversification in income stream, location, asset class and strategy.
